Background:

The Old Manor Hospital is a 7.84 hectare brownfield site located close to the railway station. It comprises two areas of land separated by the Wilton Road. The site south of Wilton Road is the largest and is within the Salisbury conservation area containing three listed buildings and a listed fountain. Part of the site contains new NHS buildings.

A Development Brief for the site was produced in September 2000 by the NHS and Salisbury District Council to make recommendations on future development and use. This recommended a mixed use of healthcare facilities and residential property with the potential for employment premises.

Vision Objective:

Redevelop the site to include healthcare facilities, key worker housing and office.

Proposals:

  • Any development should retain and have regard for any Listed buildings and other historic buildings and the Conservation Area.
  • The treatment of new and existing development and the public realm needs to take account of the existing character within the area and aim to reinforce it but in a contemporary and creative way.
  • Ensure at least one connection from Wilton Road to Churchfields Road.
  • Provide a small square or space to act as a focus for the development. This should be located around the centre of the site or as a setting to any Listed buildings.

Rationale:

To make use of an underused brownfield site located close to the railway station.
